I’m Jeff. I wash and paint houses in here with my partner, your neighbor, Chris Basilone. Below is what’s on almost every one of them, why it’s there, and what it costs on your house specifically.
Free, no pitch. We’ll tell you what it is either way.
929 homes, four phases, at least five different builders. That’s why it came out in two sizes. Yours won’t match either one exactly, and that’s the point: the price below comes from your address, not from an average.
of the 929
Most run 1,500 to 2,700 sq ft. About a third are two story, and one in four has a pool cage.

Sky Vista, Timber Ridge, Draycott and Wild Oak are almost all three car. Kendall Heath, Morning Mist and Foxgrove are all two car. Nearly all of it is stucco on a shingle roof, built between 2000 and 2009. Those come from public Pasco County property records.
That grey green film isn’t dirt. Dirt rinses off. It’s algae, it’s alive, and it’s on the north side because that wall gets the least sun, so it stays damp the longest. Lake on one side, preserve on the other. It never fully dries out.
Mold and algae feed on your home. It first breaks down the first level of paint and continues into the stucco. Left untreated a quick wash could turn into an entire paint job that you were not preparing for.
Those dark runs down your roof aren’t stains either. Same idea, different organism, and it feeds on the limestone filler in your shingles. It runs downward because the rain carries it down.
Gloeocapsa Magma is the technical term, but it’s a bacteria doing the same thing. It’s feeding on your roof, and the limestone filler in asphalt shingles. This leads to premature failure which could cost you thousands to repair, or tens of thousands to replace.
That grey black in the joints isn’t tire marks. It’s rooted down in the damp sand underneath. Which is why you rinse it, it looks great, and four months later it’s back. You took the top off and left the roots.
Leaving this in your driveway not only creates a slip hazard, when it’s wet out, but over time the water can break down the concrete binder and lead to cracks.
Not a range, not a starting at. Type your address and we’ll price the actual house, because we already have the measurements.
Not finding that one. It might be spelled differently on the county roll, or it might be outside Wilderness Lake Preserve.
All 929 homes in here are on the list. Measurements come from public Pasco County property records.

You're not booking anything. You're keeping the number, and we honor it for 30 days.
This is an estimate off public county records. If you've added a lanai or resurfaced something recently the roll may not have caught up and we can reassess on site.
If your address isn't on the list, or the numbers don't match what you're looking at, this comes straight to us instead. County records aren't always current, especially if you've added something in the last year or two.
Text us instead Or call (813) 420-5686Not a promotion. The drive out and the setup are already paid for on the first job, so the second one genuinely costs me less to do.
Gutters and fence are add ons. They come off the truck the same day but they don't count toward the bundle.
Twenty nine reviews on Google, every one of them five stars. These two came from homes in here.
Go ahead, send me a picture of any wall on your home and I’ll tell ya what you’ve got.

WHERE WE’LL BE
We’re in this neighborhood most weeks anyway, and we’re putting extra time here through the end of October. That’s the whole reason these prices work. One neighborhood at a time means the drive is already covered before we get to your house.
